Colin Smith + Judith Wilson Architects

A logistically complex project for the replacement of kitchens, windows, central heating, warden call and fire detection systems in sheltered and mainstream housing over three consecutive phases. The scheme involved over eighty properties owned by a local Housing Association. The properties varied from one-bedroom flats to four-bedroom houses in a number of different building types. Specific flats were also altered and converted to provide enhanced accommodation.

Detailed surveys by both client and architects were conducted in advance of the production drawings and proved to be essential as each property type had considerable individual variations, including some mainstream properties.

Tenant satisfaction was of extreme importance as almost all properties were occupied during the works. To achieve this, the contractor was chosen by both tender and interview. Meetings were held with the tenants so that they were fully with the building process before the work commenced.
