This historic Grade B listed building, originally a masonic hall, and last used as a meeting room and bookshop, was in a dilapidated state, the interior having been gutted in previous renovations. The brief was for small offices on the first floor with a flat on the ground floor. Although a complex and challenging project due to the dual use required of a small building it made the project financially viable and gave the building a new lease of life.

The project was referred to Historic Scotland and the exterior was treated very much as a conservation project. The local sandstone was in a very poor state. Cement patch repairs and mortar joints were carefully removed, revealing lettering from a previous age, prior to sensitive repairs and lime pointing after consultation with the Scottish Lime Centre.
